Scottsdale Private Lending can quickly navigate through the most challenging projects. This can include funding subdivision improvements, both onsite and offsite. We can fund the project from beginning through vertical construction, which can include entitlements, engineered paper lots, finished lots to model or spec homes. Simply put, we understand this type of lending and can help the borrower get their project out of the ground and on its way to making money.
We can fund second homes or investment 1-4 residential properties with no restrictions as to the number of currently owned properties held by the borrower. We can also provide holdbacks for minor repairs to complete renovations. Financing can be provided for purchase or refinance, including cash out.

This shorter term interim financing of fix and flips can range from a simple budget of paint and carpet to an extensive remodel that takes the home or commercial building down to the studs or includes a major room or entire wing addition. We can customize a term of varying length depending on the complexity of the project, and of course will oversee and disburse all monies with a draw system that makes sense and satisfies all trades involved, namely getting them paid quickly when the work is done. When there are several major subcontractors involved, we will typically write two (2) party checks for additional security.
